Will I need planning permission?

Most garden rooms fall under permitted development, which is why our buildings are 2.5m high. That usually applies if the room is single storey, sits behind the front of the house, is not used as self-contained living accommodation and does not cover more than half the garden. Listed buildings, conservation areas and some newer estates have extra conditions, so always check with your local planning authority before ordering. We are happy to talk it through, but the final word is theirs, not ours.

What does self-build actually involve day to day?

Two people, a few days, and standard tools. Every component is CNC cut and labelled, so the work is assembly rather than carpentry: set the foundation posts and level them, build up the floor, stand and fix the wall panels, fit the roof and EPDM membrane, then hang the doors and windows. You get printed instructions and step-by-step videos. Signature SIPs typically takes one to three days, ToughFrame and ToughFrame Pro four to five.

Do I need a concrete base?

No. The adjustable post foundation system screws down and levels on uneven or sloping ground, which is one of the reasons these go up so quickly. You need a reasonably firm, clear area with room to work around the building.

Can I get someone else to build it?

Accepted Answer

Yes, and plenty of people do. Any competent local carpenter or handyman can follow the same instructions. We do not run our own installation crew, so we will not quote you for labour, but we will happily talk your tradesperson through the build.

Is it warm enough to use in winter?

Accepted Answer

Signature SIPs is insulated throughout floor, walls and roof, and ToughFrame Pro uses 60mm PIR in the walls with 70mm EPS in floor and ceiling. Both are comfortable year-round with a small heater. ToughFrame is a structural shell only, so it is not insulated unless you add that yourself later.

What warranty do I get?

A 10-year structural guarantee and a 10+ year warranty on the ToughWood composite cladding. The floor is rated for a 50-year life expectancy with a load capacity of 305.91 to 382.39 kg/m².

Question 7

How much maintenance is there?

Accepted Answer

Very little. The composite cladding does not need staining, oiling or painting, so a wash down now and again is enough. Keep the gutters clear and check the EPDM roof for debris after storms.

How long from order to delivery?

Typically around three weeks from order to delivery, as everything is cut to your specification. We will agree a delivery date with you and check access beforehand.

How does the deposit work?

We ask for a 25% deposit at the point of order, with the final 75% balance paid prior to your garden room being dispatched.

Question 11

Can I add electrics and flooring?

Accepted Answer

Yes. There is an electrical pack with sockets, spotlights and wiring, an internal panel pack with a primed MDF tongue-and-groove finish, and flooring in Chestnut Oak, Light Oak or Oak. Wiring channels are concealed within the structure, and final connection to your home supply should be done by a qualified electrician.
